A budget-friendlier, faster-to-build option for rural and acreage lots — think Elizabeth, Kiowa, and similar properties with fewer HOA restrictions. A steel exterior shell (framing, siding & metal roof, with window and door openings precut) is factory-built by our steel partner in Missouri, then finished inside and out by Renovar. It's a clean, modern look — and a real tradeoff worth knowing: steel is harder to remodel or reconfigure down the road than wood framing.

Our factory-built ADU plans are built in a controlled facility, then delivered, set, and finished on your property. It's a faster, more predictable path than a fully custom site-built project.

Factory and site work run in parallel: your foundation and utilities get prepped while the home is built, so it's ready months sooner than a comparable site-built project.
Most of the build happens off-site, so there's far less time with an active jobsite on your property, for you and for your neighbors.
Turnkey starting price. Includes the factory-built home, foundation, delivery, crane & set, standard finishes (paint, a front deck, and a wildfire-rated roof where required in mountain areas), and Renovar's project management. Includes roughly 50 ft of utility trenching, but excludes tap/connection fees, septic, or a well, and assumes tying into your existing utilities. Your exact price depends on the lot, and we confirm it in a free feasibility review.
Your turnkey price is all-in: design coordination, permits, engineering, foundation, set, utilities, and finishes. Factory "base" prices you see elsewhere don't include any of that.
Factory-built plans allow more predictable pricing than fully custom construction. After your free feasibility review, we give you a clear turnkey proposal based on your plan, site conditions, utility requirements, and finish selections.
Once the scope, site requirements, and selections are confirmed, we lock in the agreed construction price before work begins, so you know your number going into the build.
